Whitebarrel Winery

On offer here is the The Whitebarrel Winery, a well-established and well-known integrated vineyard and winery located in Christiansburg, VA in the vibrant and growing Roanoke Valley region of Virginia.  While located in a country, but trending suburban, setting— Whitebarrel is only about 3 minutes off of the “economic river” of I-81 at the Exit 109 interchange—and proximate to both Radford University as well as Virginia Tech, and enjoys much customer support from the faculty, staff and students of both those universities along with those in the greater RVA who simply are fond of engaging in the casual enjoyment of wine in a beautiful and relaxed setting.

Whitebarrel is much more than just a vineyard-winery operation—it also has the capability for full service food operations, catering, and an event venue capability with a special focus on weddings, academic, and corporate gatherings.  Events of up to 125 guests can be easily accommodated.   There is also an existing area in the production facilities which has been upgraded to standards which would permit the production of health related food supplements and similar entrepreneurial undertakings.   With additional ABC/TTB licensing and modest capital investment, a small brewery or distillery operation would be entirely possible and highly compatible with the existing winery, food, and events businesses.

The Site and the Vineyard:

The overall site consists of 9.5 acres, with approximately 6.5 acres under vine with the following very desirable varietals:

  • Chardonnay 1.25 AC
  • Vidal Blanc 2.50 AC
  • Cabernet Franc 1.25 AC
  • Chambourcin 1.00 AC
  • Petit Manseng 0.25 AC
  • Baco Noir 0.10 AC

In addition to the wine grapes, there are also mature fig trees which provide the fruit for the Whitebarrel fig fortified wine—which won a Virginia Governor’s Cup Gold Medal in 2018!  There is also an established hops garden that could help support a future brewery operation, and currently supports the Whitebarrel hop-infused blend of white and red wines.

While not present in the aerial map imagery at the end of the photo array, the entire property now has a new, full perimeter fence along with new entrance gates—which represented an overall investment of about $100,000 in 2020—and over 100 fruit trees have also been planted on the property since the time of the aerial imagery.

The sale includes all of the existing major equipment needed for both vineyard operations and production winery operations.  Wine-making equipment includes a destemmer-crusher, wine press, and an extensive array of tanks, barrels, wine pump, filters, hoses, and related production equipment.  Please note that while wine inventory is intended to convey with the sale, it is not part of the stated asking price—as it fluctuates throughout each season—and will be priced separately near the time of settlement based on a snap-shot inventory several days prior to the settlement date.

The Structural Elements:

The center-piece of the property is the main tasting room structure, which was built in 2011 and represents quality, stick-built construction with a gross area of 3,028 square feet.  The well-appointed and inviting main tasting room and indoor seating area comprises 1,152 square feet and includes at one end an attractive stone fireplace with gas logs and an inviting seating area.  A custom built bar and wine bottle storage fixtures anchor the opposite end of the tasting room.

And just outside, with direct access from the tasting room, is a covered porch/patio area of 1,024 square feet which then leads to uncovered, but paved, open air patio space which includes a fire-pit gathering spot overlooking the vineyard.  All of this provides for ample, casual outdoor space which is a preferred type of space for the casual enjoyment of wine and food.

Inside on the main level, there is another 864 square feet of space devoted to quality appointed restrooms, storage, a retail corridor area, and the remainder to the commercial kitchen.  The commercial kitchen also includes a pizza oven designed to operate at nearly 1,000 degrees F. for rapid pizza baking.  And the kitchen has direct access to the rear patio area for outdoor grilling capabilities if desired.

On the partial second level of the structure, there is about 700 square feet of combined office space consisting of one larger open modular designed space and one smaller fully enclosed office.

Rounding out the structural facilities is a winery production building of nearly 2,000 square feet with a rear covered crush pad and dock with full electrical power and lighting arrangements.  A large portion of the building is highly insulated, and can be temperature controlled for wine storage with existing cooling units.  There is also another smaller storage building nearby to support winery operations.
