Dobbins Creek Vineyards – $1,175,000
The Location, Land and Setting:
Located in the well-known and very desirable Yadkin Valley area of North Carolina, Dobbins Creek Vineyards (DCV) represents the quintessential mountain-top vineyard location with expansive 270 degree views—which can extend from 40 to 70+ miles distant. On a very clear day, the top of Grandfather Mountain can be seen about 73 miles to the west.
Modest driving distances from DCV to significant population centers are as follows:
- To the east: Winston-Salem, 39 miles; and Greensboro, 67 miles
- To the south: Statesville, 31 miles; Charlotte, 70 miles
- To the west: Wilkesboro, 24 miles
The Vineyard:
Specifically, DCV sits atop Hemric Mountain in Hamptonville on 5 parcels comprising approximately 50.5 acres and with an average elevation of 1,380 ft. ASL—a very desirable “therma-clime” elevation for wine-grape vineyards. Also the vineyard rows were very carefully laid out in a near perfect north to south orientation. This combination of elevation and sun aspect deliver healthier plants, high quality fruit, and greater production yields year after year.
The vineyard is within the Swan Creek AVA which is an American Viticultural Area located in the northwestern portion of North Carolina, in the Piedmont region. The appellation is distinguished by its loamy soil with schist and mica. Established May 27, 2008, it is the second AVA to be established in North Carolina, and there are eight other wineries in this AVA within a 5 mile distance of DCV—which provides for great “critical mass” for multiple tasting room visitations. DCV is also part of the Swan Creek Wine Trail.
The 50.5 acres breaks down as follows:
- Vineyard: ~5.5 AC
- Open Fields: ~8.5 AC
- Wooded: ~36.5 AC
Within the 5.5 acres under vine, there are 5 highly desirable varietals planted which were all carefully selected for this particular site and its existing soil and climate attributes as follows:
- Cabernet Sauvignon 1.5 AC
- Riesling 1.5 AC
- Merlot 1.0 AC
- Cabernet Franc 1.0 AC
Typical production yields from this estate vineyard support the production of approximately 1,000 of cases of wine annually. All wine is sold directly via the tasting room retail sales. And, while there is presently no production winery on-site, there is sufficient space in the lower basement level of the tasting room log cabin structure to support a winery operation capable of 1,000 to 1,500 cases per year if such investment is desired. However, there is an existing custom crush arrangement with the Yadkin Valley Wine Company in Hamptonville which is working very well for the current owner.
The DCV wines have won many, many awards over the years and all the various medals proudly displayed in the tasting room. Moreover, current customer ratings on the following sites speak to the outstanding wine quality and the overall exceptional experience of visiting Dobbins Creek Vineyards:
- Google 4.9 of 5
- Facebook 4.9 of 5
- TripAdvisor 4.5 of 5
- Yelp 4.5 of 5
The Log Cabin/Tasting Room:
Sited prominently near the entrance to the overall property is a quality, custom-designed log cabin structure completed in 2006. This structure was designed from the ground up to serve as a tasting room for the vineyard as well to provide wine and equipment storage in the lower level.
The main level consists of 1,920 s/f of finished space and provides a warm and dramatic setting for the casual enjoyment of wine with all natural wood comprising the finish of the floors, walls and ceiling areas throughout—and all tied together beautifully with a massive stone wood-burning fireplace as the focal point of the main level.
Of course, the sweeping front porch which covers the entire expanse of the front elevation is a favorite gathering spot as well for visitors as it provides wonderful, gentle breezes, and ample seating to sip great DCV wine and take in the expansive distant views of the mountains—and the sunsets!
Summary:
Overall, Dobbins Creek Vineyards represents a superb opportunity to hit the ground running with your own vineyard where all the heavy lifting of site-clearing, planting, cultivating, civil-engineering and building has been done—and all in a mountain-top setting with expansive views which go so well with the quality wines produced from this well-sited and well-maintained vineyard. It’s all here on virtually a turn-key basis with all major equipment and furnishings included—such as the 2 Kubota tractors, a mower, vineyard sprayer, gator, and stake-bed truck included. It’s ready to be taken to the next level under new ownership—which may want to consider more social media advertising, more special food and music events, as well as establishing a small special events business with a focus on mountain-top wedding events. There is also space for a home-site and/or vineyard expansion. There’s no better value to be had at this price point for such a quality vineyard property and setting!
